Capsco Team
Adam Glosier, Jared Hancock, Dave Lamb, Tom Milford, and Chris Zoellner are the principals and managers of Capsco GP and the Investment Manager. Collectively, this team has over 75 years of experience in acquiring, leasing, managing, and disposing of retail shopping centers. The team, collectively and as individuals, has decades of operational excellence that will serve as the foundation of the Fund’s goal of unlocking value in retail real estate and is a critical component of the future success of the Fund.
Tom Milford, Managing Director
Tom is primarily responsible for acquisitions, asset management, and financing for the Fund. Tom has over 17 years of commercial real estate experience in the roles of acquiring, developing, leasing, managing, and disposing of retail and office properties. Tom is one of the founders of Scout Capital Group, a real estate private equity firm based in St. Louis, MO that focuses on development and acquisition of retail real estate. Founded in September 2021, Scout Capital has closed transactions totaling roughly $13.5M including a $6.0M build-to-suit for a BJC Outpatient Clinic. Prior to founding Scout Capital Group, Tom spent almost 9 years as Director of Real Estate for Drury Development Corporation, overseeing a portfolio of nearly 1M square feet of retail and office property and conducting over $200M in leasing and sales transactions across the United States.
Adam Glosier, Director of Acquisitions
Adam’s responsibilities are focused around identifying and underwriting new acquisition opportunities, securing tenant interest, and corporate strategy. Adam began his career in commercial real estate in 2004 and has worked on shopping center developments in 38 states, numerous master brokerage assignments, national tenant market rollouts, and large-scale master planned developments. Adam has successfully completed over 400 transactions with a total transactional value of nearly $500,000,000.
David Lamb, Director of Investments
Dave leads the fundraising efforts for the Fund, in addition to providing expertise in corporate strategy and risk mitigation. Over the last 15 years, as the National Property Director for major insurance brokerages, Dave has worked with property owners and managers on ways to reduce not only exposure but also costs. He has worked on and created multibillion dollar insurance programs with both domestic and Lloyd syndicates. These programs along with other risk management strategies have led to meaningful increases in ROI for property owners.
Jared Hancock, Director of Leasing
Jared is the head of leasing for the Fund and is a key contributor to identifying acquisition opportunities. With over 15 years of experience, Jared is a deal hunter specializing in retail development and landlord/tenant representation and is highly skilled at building relationships and establishing trust. His expertise and knowledge of the market is an invaluable tool when advising his clients on their strategic real estate decisions. His passion and determination, paired with a keen sense of retail trends and market dynamics, makes Jared a tremendous asset to the Fund’s investment scouting activities.
Chris Zoellner, Director of Development
Chris focuses on sourcing and underwriting new acquisition and development opportunities, zoning, construction, property inspections and growth/acquisition strategy. Chris is a 26-year veteran in the industry representing multi-unit corporate expansions across multiple states, culminating in hundreds of transactions. Chris has also served as owner, developer, broker and consultant on developments throughout the region including single tenant retail, multi-tenant retail, mixed use and multi-family projects. Chris has a unique background in construction providing his clients with an additional watchful eye over project costs.
